The Northeast, and in particular the Mid-Atlantic states of New York, New Jersey and Pennsylvania, saw a net loss of nearly 1 million between 2000 and 2004.

However, there appear to be at least one Aristocrat left in Virginia - the Earl of Real Estate. Given the deteriorating real estate market, the Earl can be either one of two things; a) very stupid or b) a brilliant realtor. Have you ever seen an ad for the "Prince of Plumbers"?

When the condo tower is complete, Watermark will move its branch into ground-floor space in the new building. Watermark doesn't know yet how much it might get for the sale of the headquarters building, but the capital it raises would be "put into more branches for our members," Sparrow said.

All told, Rowe said the development firm has taken reservations for 40 percent of the units, which range in size from about 1,500 square feet to 3,500 square feet.
